Complete master bathroom remodel featuring dark charcoal slate tile flooring, walnut Shaker-style double vanity with warm grey quartz countertop, and updated shower and tub surround with coordinated beige/greige porcelain tile and matte black fixtures throughout.

Flooring: Remove existing vinyl/linoleum tile flooring. Install dark charcoal slate porcelain tile in large format (18x18 or 24x24) with appropriate underlayment and grout. Complete floor preparation and sealing per tile manufacturer specifications. Vanity & Countertop: Remove existing honey oak double vanity cabinet and laminate countertop. Install new natural warm walnut wood-tone Shaker-style double vanity cabinet. Install warm grey quartz countertop with proper support and sealing. All plumbing connections reconnected to new vanity. Faucets & Hardware: Replace all faucets with matte black finish fixtures throughout — vanity faucets, soaking tub faucet, and shower valve trim. Shower Surround: Remove existing cultured marble walk-in shower walls. Install warm beige/greige large-format porcelain tile on all shower walls. Grout and seal per manufacturer specifications. Shower Enclosure: Remove existing shower curtain rod. Install frameless glass shower door with matte black hardware. Proper sealing and waterproofing at glass-to-tile junction. Soaking Tub Surround: Retile corner soaking tub surround with warm beige/greige large-format porcelain tile to match shower walls. Grout and seal per specifications. Items Retained — No Work: Toilet closet, all walls and wall finishes, ceiling and ceiling fixtures, lighting fixtures, bathroom mirror, and all other fixtures not specifically mentioned above.

Full master suite bath approx 10-12ft long × 8-9ft wide. Double-sink builder-grade oak vanity ~8ft wide with laminate countertop, two white oval drop-in sinks, chrome faucets. Large single-piece frameless plate mirror. Two mismatched vanity bar fixtures (4-light left, 5-light right, brushed nickel). Sheet vinyl/linoleum flooring (tan faux-stone, worn). Medium gray-green walls, knockdown texture ceiling. Separate toilet closet (~3ft × 5ft) with own door. Corner soaking tub in raised tile deck (4"×4" ceramic tile, chrome deck-mount faucet) with large window above — to be fully demoed. Walk-in shower in rear alcove: narrow 3'×3' to 3'×4' stall, solid-surface/cultured marble panel walls and pan (NOT tiled), chrome rain showerhead, single-handle valve, recessed dual-compartment niche, no door currently. Shower floor has significant dark staining/discoloration at drain — possible mineral damage or failing surface. Dark charcoal painted soffit above shower panel line. HVAC floor return register. No recessed lighting — only vanity bars.

Room approx 10-12ft long × 8-9ft wide, 8ft ceiling. Vanity ~8ft wide. Toilet closet ~3ft × 5ft. Existing shower stall ~3ft × 3-4ft. Corner tub with raised deck. Window above tub location (size TBD — verify for waterproofing scope).

Homeowner will select and supply tile, vanity, fixtures, and mirrors. Contractor supplies all labor, substrate, grout, and installation materials.

Shower floor staining/drain area should be assessed for slow-drain issue before new work. Partition wall separating shower from tub zone — assess if removable to enlarge shower footprint (could significantly improve layout). Window above tub location: if shower expands into this area, window needs privacy glass or relocation. Contractor should bid WITH and WITHOUT removing toilet closet partition wall for layout options. New heated tile floors to extend into toilet closet. Double vanity — verify desired width for new unit vs existing ~8ft run. No recessed lighting currently — new lighting plan needed.
