Laundry Room Remodel

Complete laundry room renovation: remove cabinet and sink, install floor-to-ceiling white Shaker hall tree and upper cabinetry, new porcelain tile flooring, and updated trim throughout.

Removals & Plumbing: Remove existing counter-height oak cabinet with tiled countertop and sink. Contractor responsible for proper plumbing termination. Cabinet & Storage Installation: Install one continuous floor-to-ceiling white Shaker-style hall tree unit in place of removed cabinet, including bench seat with storage below, single open cubby section in the middle with 4 evenly spaced coat hooks mounted on back wall, and closed upper cabinet doors extending to ceiling. Replace existing single upper oak cabinet above washer/dryer with full-width floor-to-ceiling white Shaker cabinetry spanning wall-to-wall across entire width. Flooring: Install dark charcoal slate porcelain tile throughout entire laundry room. Trim & Finishes: Update all baseboards and door casings with new white painted trim throughout. Additional Work: Install new floor drain beneath washer area. Homeowner Responsibility: Removal of existing shoe cabinet prior to work start — not included in bid scope.

Rectangular pass-through room ~5-6ft wide × 8-10ft long connecting house interior to garage. Two white 6-panel doors: one to house interior, one to garage (opposite ends). Black washer/dryer on right wall toward garage end (top-load washer, matching dryer). One honey oak upper cabinet with clothing rod above washer/dryer. One honey oak base cabinet on left wall near house entry — top cluttered. Small wire basket/rack on left wall near garage entry. Floor is beige/cream 12"×12" ceramic/vinyl tile on what appears to be concrete slab — shows wear and staining. No floor drain currently (slab cut required for new drain). HVAC floor register near left wall. Single flush-mount dome ceiling light. Soft sage/mint green walls. Adjacent hallway has gray-tone LVP — new laundry LVP should coordinate. Room currently serves as mudroom but has no organizational infrastructure — shoes scattered everywhere.

Room approx 5-6ft wide × 8-10ft long, 8ft ceiling. Two doors opposite ends. Washer/dryer hookups on right wall (plumbing and electrical). Garage entry door on far wall.

Homeowner supplies flooring material, cabinet units, hall tree. Contractor supplies all labor, plumbing rough-in for drain, and installation materials.

Floor drain addition requires slab cutting and plumbing rough-in — verify with plumber first. Existing tile must be removed for porcelain tile and drain installation. Hall tree should be positioned near garage entry door. New porcelain tile should complement adjacent gray-tone hallway flooring. Existing oak upper cabinet and base cabinet will be removed. Ceiling light upgrade worth discussing. Both doors are staying.
